The 36 residents in the assisted living portion of Casey’s Pond Senior Living learned Thursday that the assisted living section will be closed in 90 days.

According to a news release from Cordes & Company, the court-appointed receiver, residents and their families were informed of the possibility of the closure in July, and the official announcement was shared with them Thursday before a public announcement.

A Routt County judge put Casey’s Pond in receivership in June and appointed Bellann Raile, the managing director of Cordes & Company, to oversee the day-to-day operations at Casey’s Pond and a sale of the facility, which offers independent and assisted living, skilled nursing and rehabilitation care, as well as respite and adult care.

According to court documents, the outstanding balance due was more than $44.7 million as of May 29, and with interest, the total debt was more than $68.4 million, plus attorneys’ fees and other expenses.

“This is a very unfortunate situation,” Raile said in a statement. “The continued day-to-day operation of the assisted living section doesn’t bring any relief to the mountain of debt accumulated over the last nine years. We will continue to do everything possible to assist residents in their efforts to find alternative arrangements and to support them during this time.”

The release added that although official bids are not due until Sept. 9, “a robust group of potential buyers” has already come forward showing interest in the property.

Cordes & Company reported that some buyers are actively exploring keeping the building as housing, although details will not be known until the bids are received.

According to the receiver, while there are ongoing efforts in the community to try to salvage Casey’s Pond, all offers to buy the property must go through the process outlined in the receivership order and a price point cannot be determined until the bids are reviewed.

“While there have been many recent articles regarding community efforts to retain the facility as senior living, all offers to purchase the property must go through the defined sales process,” officials with Cordes & Company wrote in the news release. “At this time, the receiver has not indicated any specific price that would be acceptable. The receiver has a fiduciary responsibility to run a sale process intended to solicit the highest and best offer for the facility.”

In July, residents and their families were told the skilled nursing unit — the Doak Walker Center — would be closing in three months.

According to Cordes & Company, the receiver and staff, along with groups and individuals, have been working to find new homes for the senior citizens who are being displaced. The company said similar efforts will be made for the 36 residents in assisted living.
